What is the cost of this service?

The service is 100% free! 1HMS charges a small monthly fee to the on-site manager and that is how we make our money. If you select the staging service, a fee is involved.

Can the property be shown by real estate agents once it is occupied by the on-site manager?

YES! The property stays on lockbox and is available to be shown from 9:00 a.m to 8:00 p.m. daily with a courtesy call.

What about damage to the property?

A security deposit is maintained on each property to cover minor repairs/damage. 1HMS videotapes each property prior to move-in as well as a written pre-move-in inspection report.

What if the on-site managers will not vacate the property?

There are no tenant rights in this contract. If the on-site manager tried to stay past the move out date, 1HMS has the legal right to declare the on-site manager trespassing, and seize and sell their furniture with the assistance of the local sheriff's department.

What about the insurance? Am I protected?

1HMS requires that each on-site manager furnish a copy of a renter's insurance policy that is kept on file at the 1HMS office. 1HMS maintains an astounding $2,000,000 general liability policy and will gladly furnish a certificate of insurance to property owner.

Who pays for lawn maintenance, pool service and utilities?

1HMS is responsible for making these payments. 1HMS pays a portion of condo association fees in most instances.

How do I (Seller) know that the on-site manager is a qualified person to occupy the property?

1HMS requires a social security number and a screening of each applicant for on-site manager prior to placement in a property.
